Villa Ortali is a peaceful farmhouse in the Umbrian hills surrounded by olive groves, gardens and glorious views. The property is newly renovated and combines a traditional Umbrian stone exterior with modern interior design and a pool overlooking the beautiful valley. It sleeps 16 over three houses, making it ideal for larger groups and family gatherings. The main house has 5 bedrooms, the Meadow House has two and the newly-renovated pig sty has one, with its own kitchen. The property offers complete privacy and tranquility but is also just 15 minutes from the medieval hill town of Todi.
The farmhouse, built in 1890, is spread across three floors, with a kitchen leading onto the terrace, a large sitting room and study. There are five bedrooms, each with en-suite bathrooms, including a master suite with its own private sitting room. There is a BBQ, an outdoor dining table an external seating area surrounded by lawns and lavender.
Two bedrooms (one double, one twin), with en suite bathrooms. Double height open plan kitchen and dining room with a large table, perfect for family meals. The house also has a roof terrace overlooking the meadow. It is independent but just steps from the main villa.
The newly renovated pigsty has one double bedroom, one bathroom, a sitting room and kitchenette. It has its own orchard and small garden as well as a terrace with barbecue and table, a particularly special place to watch the sunset. The Pigsty can be rented separately in low season. It has its own entrance and track, and is roughly 50 metres away from the main villa, down the hillside.
Villa Ortali is down a white gravel track off a windy country road overlooking a secluded valley. The property is arranged on a gentle hillside with a sloping rose garden, lavender, rosemary and sweetly scented honeysuckle. Butterflies and bees flit between the flowers and swallows dip down to the swimming pool, which has beautiful views over the countryside.
It is an absolute haven and the perfect place to relax with family and friends. At night there is only one light visible in the valley. The sunsets and stars are spectacular. The buildings are surrounded by olive groves, orchards and a meadow, making it feel completely private.
There are lovely walks, several terraces for cocktails, reading or dining, a hammock and lots of family activities including board games and a ping pong table.
The property has its own oil from the 300 olive trees which is available for guests to use.
Todi has excellent restaurants, a good butcher, supermarket, wine shop, gelateria and a small theatre that puts on operas and plays. There are also clay tennis courts to book in the local club.
Villa Ortali is within striking distance of other lovely historic towns including Orvieto, Bevagna, Spello and Spoletto which have wonderful churches and frescoes.
Wine tasting and truffle hunting are available locally.

Villa Ortali is a real 1890 stone farmhouse, and you can feel the history in every room without it feeling dated — it's been restored with real care. The setting is what sold us: perched over a valley, with views that make you want to just sit outside and take it in. We spent long afternoons by the pool and evenings watching the sunset over dinner, and the whole place had this rare quality of feeling both authentic and completely restful. A short trip to the nearby Roman bridge was the perfect way to spend an afternoon out.
Between lounging by the pool, sunset dinners on the terrace, and ice cream in Todi, every day at Villa Ortali had its own rhythm! We even stumbled into a local pop-up taverna with an unexpected "disco experience" one night, which turned into one of the best surprises of the trip. Can't recommend Villa Ortali enough.
This is an amazing house, full of character and filled with love, surrounded by beautiful Umbrian countryside. It is the perfect place for a holiday with family, friends or both. We have been there four times now and we look forward to our next visit soon.
We've stayed at Villa Ortali four years in a row and every year it has been more special. It was the perfect setting for a group trip, plenty of room to spread out, but the pool and the terrace at sunset naturally pulled everyone together for dinner each night. The house sits right over a valley, so the views alone made those evenings memorable. We ventured out to explore local towns each day, each more spectacular than the last.
What we didn't expect at Villa Ortali was how good the art was. The house has a lovely collection of Stig Lindberg ceramics dotted throughout, alongside a series of colourful abstract paintings that gave every room its own personality against the old stone walls. Add in the valley views, the pool, and sunset dinners, and it's easily one of the most beautiful places we've stayed.
We had a wonderful stay at Villa Ortali and a great time exploring the surrounding region. Umbria is absolutely lovely and full of character, while also feeling noticeably less touristy than some other parts of Italy. Vila Ortali was a perfect base for discovering the area, with so many charming medieval towns within easy reach. We especially enjoyed visiting Todi, Orvieto and Bevagna.
Isolated enough to feel very special, close enough to local towns for easy access and rewarding outings. The house has been beautifully restored and appointed with all you would hope for, with no artifice. Rooms are spacious, and the house's layout maximises the generous available space. The terrace, garden, table tennis, and pool are ideal spaces, with enough room in between to accommodate a large family or group of friends very happily. I've been twice now and planning to go again!
Villa Ortali is an incredibly special place. We've visited three times now and fall a bit more in love with it each time we go. We spend most of our time outside if we can - the gardens are stunning, filled with fruit trees and roses, and the views over the valley are extraordinary. Inside, the main villa is lovely too. It has been restored with love and care and has been filled with lots of beautiful things as well as practical ones. Cooking is a joy. The whole place is great with friends, but if you were going as a couple, the new pigsty is a perfect romantic retreat and feels very private. Todi is the ideal local town, full of history, some great restaurants, and completely unspoilt. We love it. The entire place fills you with a sense of peace. We hope to return.
